Set in the South Vendee,on the edge of the  Marais Poitevin region of the Western Loire, this is a   4/5 bedroom farmhouse which has been recently renovated.  Private heated swimming pool (10 m x 5 m ), and large well maintained gardens.  Can also be let as a 2 bedroom property (upstairs will be closed off) outside of main season.     WIFI
The property is well located in a rural location, yet very convenient to local villages, Abbey, and various sports on offer. 
Accommodation
Layout of the property. There is level access throughout the house, apart from the two upstairs bedrooms,  and a large level garden. Everything is private; nothing has to be shared.    WIFI
·Large modern kitchen: fully equipped, including dishwasher; 8 place oak farmhouse table extending to 10,   fridge and fridge-freezer
·Spacious lounge: TV, video, DVD[Divx], British TV through sky package
·Master bedroom [accessed from the lounge]; Super king-size bed with ensuite shower, toilet, wash basin.  Bed can be changed to 2 x 3ft single beds if preferred.  There is also room for an extra single bed/cot if required.
·Bedroom 2:  bunk beds plus a single bed (window made private by venetian blind opening into dayroom/extra bedroom which has a double bedsettee , patio doors to the garden and a door the other side into the conservatory) Bedroom 2 has a door leading to bedroom 3, also on the ground floor
·Bedroom 3:  Double ensuite with shower, WC and  washbasin.  Lovely aspect to private rear garden.
·Bathroom; luxury bath with multi action bath/shower, washbasin, toilet.
·Separate toilet
·Large Conservatory, with table tennis table - (table tennis table can be moved outside if preferred); French doors leading to the garden
·Games room with pool table
·Off the conservatory, another toilet
·Narrow stone staircase leading to first floor:
·Bedroom 4 (upstairs): Double bed
.Bedroom 5 (upstairs): Super King Size bed plus a single bed OR  3 singles if preferred

Highchairs available on request. Travel cots are available.  A standard cot, which will fit in any downstairs room, can be supplied, if preferred. 

The kitchen 
Spacious kitchen with new units.
New kitchen units with a large original fireplace and chimney breast with fitted log burner; guests regularly comment that the kitchen is very well equipped.  Ample dishes, cutlery, glasses and utensils are provided.  Equipment includes: electric double oven, 5 burner gas hob, electric toaster, electric kettle, microwave, dishwasher, large fridge and a fridge freezer, ample cupboard space, electric iron, washing machine, ironing board stored between bathroom and kitchen; clothes airer, outside washing line, pegs

The heated pool 
The private tiled pool area is separated from the garden by security fencing and  a gate.
The swimming pool is 10m x 5m, with extended roman steps at one side; it is ‘shelved’ all the way around, 1m deep at the shallow end and gently slopes to 2m at the deep end.  Temperature set between 26 - 28 degrees
Poolside furniture provided 

The large barbeque complete with utensils, is a permanent feature

The garden
This is a wonderful feature, very large, mature and full of interesting trees and shrubs; it has been beautifully planned. There is plenty of room to sit, stroll and play.  Ample garden furniture is provided.  We think it is fantastic!

The house, pool and gardens are all private, for exclusive use of our guests -Nothing has to be shared!

Parking

By closing off the upstairs, we can also let the property as a 2 bedroomed configuration to suit families of 4 - 6

Hire of towels: £10 per set per week- a set comprises 1 bath sheet,1 bath towel and 1 hand towel
End of stay clean: £30 plus £10 per person

Refundable Security deposit of £200( or £260 if you prefer to take your own bed linen) will be charged - this will be refunded if no damage to property or breakages, and left in a clean and tidy condition.
Availability: season at Villa Oulmes runs from May - end of September. The pool is heated during this time

GUEST COMMENTS
Family D  - 2 families[ 4 adults, 5 children 1 baby between them] August2012 Villa Oulmes was everything we hoped for. Pictures on website do not do it justice. Children's facilities made adults time so much more enjoyable. We loved the kitchen area , had everything we needed. Great evenings eating and drinking around the table [once the kids were in bed]. Space around the building is great. Loved the different seating/table areas to chose from. Pool was lovely and warm. Kids loved it and so did the adults.
LOCATION
The village Nieul has 2 boulangeries,  boucherie, a ‘spar’ type shop, a bar, restaurant, excellent  creperie,  post office, bank, chemist, doctors’ surgery, and flour mill, playing fields. Locals are very helpful and friendly. 
The Vendee has so much to offer with a great selection of attractions available -

A visit to the Abbey Royale is recommended.
On the edge of the Marais Poitevin, the house is 10 minutes walk from the historic Abbey Royal in the village of Nieul sur L’Autrise.  The Abbey at Maillezais is just 5 minutes drive away and the ‘plage ‘ at Chassenon is only 7 Km [ lake with bathing and water sports].  Beautiful Beaches at the Atlantic coast
Many things to do in the area - something for all ages!
Situated in between Niort and Fontenay le Comte, it is just a few kilometres from the A83 motorway, thus convenient for travel by road from the direction of Paris [A10] or Rennes / Nantes [A83].
St Malo is 3 hours drive            Ferry discount available
Boulogne is 6-7 hours drive
Ouistream/Caen is 4/5 hours.
La Rochelle airport 45 mins;
Limoges 3 hours

Bordeaux 2 ½ hours
